How do people save time and money by hiring you?

In real estate, time is money.  I'm able to review a property, suggest what should be fixed, improved, or NOT be fixed or improved, to meet the client's goals.  Then, I can apply real world cost and benefit analysis to it.  Then we can then make a plan that fits the client’s budget and needs.  I have the contacts necessary to get the work done, or I do the work myself.  It also helps to complete fixes prior to the inspections as buyers and sellers have limited time to get the work done during the offer periods, so some contractors charge a premium.  There may also be instances where the buyer asks for concessions that are completely out of line for the work needing to be done... but the seller acquiesces to ensure the deal goes through.

Having my range of knowledge also saves time with not having to get several quotes or make time to meet various sub contractors throughout the process.  When a client signs a listing agreement with me, I often do free work on little things as a courtesy, as we have a shared interest in the house looking its best!

What advantages do you bring to the table vs. other firms folks might hire?

I truly have a unique position in both industries.  The biggest factor is that I share the same goal as the buyer or the seller.  For the seller, we both want to maximize their renovation dollars to get the best price in the shortest time and without issues at inspection.  For the buyer, they want to be sure they are paying a fair price, that the home can be customized within their budget, and that issues from inspections are addressed or compensated appropriately.  I don't know of anyone else with the same focus or bandwidth of ability.

How do you sell against competitors? 

Both of my core competencies are 'people' driven.  My clients are mainly referral driven from other clients and that's the best endorsement I could get.  There are a lot of good contractors available in our area and even more good realtors.  However, I bring both needs together with a customer driven focus.
